The site includes seven parcels identified as Tax Lots 2800, 2801, 3000, 3100, 3101, 3200, and <br />3301 on Lane County Assessor’s Map 17-04-36-21. A Legal Lot Verification application (City file no. LL <br />25-15) was submitted to the City of Eugene (“City”) and pending a decision to confirm the lots are legal <br />and buildable. <br /> <br />The proposed project includes a new stand-alone Emergency Department (“ED”) medical facility in an <br />approximately 18,620-square foot building with the associated site parking, landscaping, stormwater <br />facilities and other site infrastructure. Per EC Table 9.2160, a Medical Clinic is a permitted use, and a <br />Hospital is conditionally permitted in the C-2 Community Commercial zone. In addition to the required <br />Conditional Use Permit (“CUP”), we anticipate submitting concurrent Major Adjustment Review and <br />Traffic Impact Analysis (“TIA”) applications. <br /> <br />
