The property is developed with a single-family dwelling <br />and associated improvements. The proposed zone will bring the parcel into conformance <br />with the Metro Plan Low-Density Residential designation and the Willakenzie Area <br />Refinement Plan (Northeast Section), enabling continued residential use consistent with <br />surrounding development. <br />Site and Vicinity Description <br />The 0.49-acre (±) property fronts the north side of Ayres Road, an improved collector with <br />sidewalks, raised bike lanes, curb and gutter in a 60-foot right-of-way. Surrounding uses are <br />single-family R-1 residential to the east, south, and west, with larger agricultural or vacant <br />parcels north of the site inside the UGB. The parcel contains an existing dwelling served by <br />public utilities. The site is approximately one mile from the nearest fixed-route Lane Transit <br />District (LTD) bus stop on Crescent Avenue and is within the RideSource paratransit service <br />area. <br />EC 9.8865(1) — Consistency with the Metro Plan <br />The Metro Plan Diagram designates this property Low-Density Residential (LDR).
