space per unit (basically a 50% reduc$on), mee$ng this requirement. <br /> <br /> Adjustment #2: Building Height <br />Sec"on 38(4)(g)(B): For uses other than coage clus ters, as defined in ORS 197A.420 <br />(1)(c)(D), building height maximums that: <br />i. Are in addi"on to exis"ng applicable height bonuses, if any; and <br />ii. Are not more than an increase of the greater of: <br />(I) One story; or <br />(II) A 20 percent increase to base zone height with rounding consistent <br />methodology outlined in city code, if any; <br /> <br />The proposal requests an adjustment under this provision to allow up to 9 addi$onal feet of <br />building height beyond the maximum of 45 feet established by the subject property’s base zone <br />(the S-SW Zone), at EC 9.3915(7). There are no applicable building height bonuses as men$oned <br />in this provision, and the requested adjustment to allow a maximum building height of up to 54 <br />feet is no more than a 20 percent increase in the allowed S-SW base zone height, as required. <br /> <br /> Adjustment #3: Maximum Density <br />Sec"on 38(4)(g)(C): Unit density maximums, not more than an amount necessary to <br />account for other adjustments under this sec"on; <br /> <br />The proposal requests an adjustment under this provision to allow an increase in the maximum <br />allowable density, no more than necessary to account for the building height and other <br />adjustments also being requested. The prac$cal effect of the addi$onal height and other <br />adjustments is to allow addi$onal dwelling units beyond the 112-dwelling unit per acre (du/ac) <br />maximum established through EC 9.3911(2) and EC Table 9.2750. At approximately 0.55 acres <br />in size, the maximum allowed density as previously confirmed by the City would be 62 dwelling <br />units for this development site. With up to 9 addi$onal feet of building height as allowed under <br />(4)(g)(B) above, and addi$onal design flexibility and cost savings as a result of the other <br />adjustments, the project will be able to include a total of 75 units (a net increase of 13 units) as <br />currently shown on the conceptual building plans submi/ed with this applica$on, thereby <br />mee$ng this requirement. <br /> <br /> Adjustments #4 and #5: <br />Sec"on 38(5): A local government shall grant an adjustment to design standards that <br />regulate: <br /> <br />(b) Façade ar"cula"on. <br /> <br />The proposal requests adjustment to the façade ar$cula$on standards at EC 9.5500(7) under <br />this provision. As the conceptual eleva$ons demonstrate, façade ar$cula$on is s$ll provided but <br />not to the standards addressed in the applicable mul$ple-family standards. <br /> <br />(g) Total window area, for up to a 30 percent adjustment, provided the applica"on <br />includes at least 12 percent of the total façade as window area. <br /> <br />The proposal requests an adjustment to the applicable standard at EC 9.5500(6)(b) which
