8/9. The current site plan only shows the dimensions of the lot lines directly involved in the Property Line <br />Adjustment. Please update the site plan to include all the dimensions of the parcels involved in the Property Line <br />Adjustment. <br /> <br />Response: The revised PLA site plan now includes dimensions of the lot lines of all parcels involved in the PLA proposal. <br /> <br />12. According to the submitted site plan, there is a slough easement over both properties to maintain a slough. It <br />appears that the slough no longer crosses either property. The City Surveyor has confirmed that if the slough is <br />no longer there, the easement is essentially extinguished. Please address in your written statement whether the <br />slough still exists on the subject properties. <br /> <br />Response: The slough does not cross either property as was stated on the initial PLA site plan. Further, the Eugene-Springfield Land & <br />Water Company no longer exists. <br /> <br />14.a. Please include the height of the existing house located on Property 2. <br /> <br />Response: The height (17’) of the existing house located on Property 2 is now included on the PLA site plan. <br /> <br />14.b. Please include the setback of the church building located on Property 1 in relation to the northern property <br />line of Tax Lot 06200. <br /> <br />Response: The setback of the church building on Property 1 in relation to the northern property line of Tax Lot 6200 is 104 feet. <br /> <br /> <br />GENERAL REQUIREMENTS <br /> <br />15. A preliminary title report for each property was submitted, but both reports were issued in July of 2024. Please submit a <br />preliminary title report that was issued within one year of the date the application was submitted. <br /> <br />Response: Two new Status of Record Title reports for both Tax Lots 6200 & 6400 are now included with this submittal. <br /> <br />16. Please submit a legal description for each proposed parcel. <br /> <br />Response: A legal description written by Brent Corning, PLS of EGR & Associates is now included with this submittal. <br /> <br />18. Submitted additional information demonstrating that the adjusted line will not conflict with applicable Uniform Building <br />Code requirements submitted, if any parcel or lot contains structures other than single - family residences. See Completeness <br />Review Item #2.b. <br /> <br />Response: The applicant does not wish for the parking lot site plan to be reviewed for compliance with applicable code requirements as <br />part of the Property Line Adjustment process; therefore, a note is now added to the Parking Lot Site Plan stating that it is: <br />CONCEPTUAL - FOR REFERENCE ONLY - TO BE REVIEWED FOR COMPLIANCE WITH APPLICABLE STANDARDS AT THE <br />TIME OF BUILDING PERMIT SUBMITTAL. <br /> <br /> <br />
