<br />Additional Item: It appears that the configuration of Tax Lot 06300 shown on the provided site plan does not <br />match the configuration shown on available tax maps. The provided site plan shows the northern property line of Tax Lot <br />Tax Lot 06300 as being level with the current northern property line of Property 2. But, based on tax maps submitted and <br />submitted and available to City Staff, the northern property line of Tax Lot 06300 appears to be located roughly <br />54 feet south of its current location on the site plan. Please update the site plan so that Tax Lot 06300 is accurately reflected <br />in its current configuration. <br /> <br />Response: The PLA site plan has been updated per Staff to accurately reflect Tax Lot 6300 in its current configuration. <br /> <br />WRITTEN STATEMENT <br /> <br />2.a. The easement currently located on the northern portion of Property 2 will cross both properties once the <br />property line has been adjusted . Please provide confirmation from EWEB that the proposed configuration will not <br />negatively impact the easement. <br /> <br />Response: This item is now complete. Please see the attached EWEB Utility Easement Concurrence Letter. In response to Staff’s <br />comment regarding the existing EWEB Easement, EWEB responded specifically stating: <br /> <br />Because EWEB has a 5’ easement strip adjacent to the northwest boundary of the property (recorded on November 10, 1986, <br />as Doc. No. 8645260), EWEB requests that a Note be added to the plat stating: “EWEB easements shall include EWEB and <br />its joint users with whom it may contract. At no time shall any building, structure, sign or other obstruction be <br />erected or placed or located within an EWEB utility easement area without prior written consent of EWEB .”. The <br />proposed property line adjustment is not anticipated to conflict with this easement. <br /> <br />The note above will be added to the Final Property Line Adjustment plat; this can be made a Condition of Tentative PLA Approval. <br /> <br />2.b. In addition to the site plan for the Property Line Adjustment, the applicant has submitted a site plan showing the design <br />of the parking lot that is planned to be built on Property 1 once the Property Line Adjustment has been completed. According <br />to EC 9.8415(2), the final configuration shall not “violate standards of this land use code, building codes, fire codes, and <br />Chapter 7.” If the applicant does not wish for the parking lot site plan to be reviewed for compliance with applicable code <br />requirements as part of the Property Line Adjustment process, please add a note on the parking lot site plan stating that the <br />parking lot design is “Conceptual - for reference only – to be reviewed for compliance with applicable standards at the time of <br />building permit submittal.” <br /> <br />Response: Please see the revised Parking Lot Plan for University Fellowship Church which now includes the note: CONCEPTUAL - <br />FOR REFERENCE ONLY - TO BE REVIEWED FOR COMPLIANCE WITH APPLICABLE STANDARDS AT THE TIME OF BUILDING <br />PERMIT SUBMITTAL. <br /> <br /> <br />SITE PLAN REQUIREMENTS <br /> <br />6. Please increase the size of the vicinity map so that it is easily legible on an 8.5x11 size paper. <br /> <br />Response: The revised PLA site plan now includes a legible vicinity map. <br /> <br />
