These referral comments include draft findings and recommended <br />conditions of approval, as well as related informational items, relevant to surveying, engineering, <br />transportation, and maintenance issues identified by Public Works staff in the context of the applicable <br />standards and criteria. <br />These referral comments are intended for review by Planning staff, for incorporation into the City’s written <br />decision on the subject application, however, they do not represent a final determination of compliance with <br />the applicable approval standards and criteria. It is acknowledged that these referral comments are subject to <br />revision upon further coordination with other affected City departments and utility providers. <br />Informational Items: <br />• The proposed property line adjustment is between Map: 17-03-20-23, Tax Lots 06200 and 06400. <br /> <br />• The subject properties are currently zoned as R-1. <br /> <br />Incomplete Items: <br />• Please provide a preliminary title report dated within one year from when the application was <br />submitted for Map: 17-03-20-23, Tax Lots 06200 and 064000. <br /> <br />• Please provide a legal description for proposed parcel (resulting parcel configuration). <br /> <br />• Please provide an updated site plan includes the existing dimensions, and existing and proposed <br />square footage of the parcels involved. <br /> <br />• The 5-foot wide EWEB easement currently located on the northern portion of Property 2 appears that <br />it will cross both properties once the property line has been adjusted. Please confirm with EWEB that <br />the proposed configuration will not negatively impact the easement. <br /> <br />9.8400 Purpose of Property Line Adjustment <br />Sections 9.8400 through 9.8420 provide an expedited process for the review of property line <br />adjustments. A property line adjustment is the relocation of a single boundary line or the removal of <br />boundary lines between two legal lots.
