A reserve strip has been shown on the south side of the <br />proposed section of Randy Lane. <br /> <br />25. Prior to final PUD approval, the applicant shall submit an updated sit plan that depicts that Lot 38 will have <br />frontage on a public street or having access to a public street over a private street or proposed private access <br />easement. Alternatively, the applicant may combine Lots 37 and 38 to demonstrate compliance with the <br />requirement for public street access. <br />See revise Site Plan. Lot 37 and 38 have been combined. <br /> <br />26. Prior to final PUD approval, the applicant shall submit updated application materials that demonstrate <br />compliance with EC 9.6796. <br />See revised Stormwater Analysis and Civil Engineering Plans. <br /> <br />27. Prior to final PUD approval, the applicant shall submit and updated site plan that includes the following notes: <br /> <br />· The approved stormwater system shall be designed and sized by a civil engineer for the full build-out of <br />the project including 20% of each lot assumed to be impervious surface area. If a lot is proposed to be <br />developed with more than 20% impervious surface area, then additional on-site detention is required. <br />Stormwater runoff from private facilities may also be combined with runoff from the public street (Randy <br />Lane), as long as the public detention system is sized and designed in accordance with applicable Public <br />Improvement Standards.” <br />See note on Site Plan. <br /> <br />· In addition to on-site detention requirements noted above, all subsequent site development permits, <br />building permits, and privately engineered public improvement (PEPI) permits for development of the PUD <br />shall demonstrate compliance with applicable stormwater standards at EC 0.6791 through 9.6797 and <br />requirements of the Stormwater Management Manual.” <br />See revised Stormwater Analysis and Civil Engineering Plans. <br /> <br /> <br />Please call if you have any questions, comments or need any additional information. <br /> <br />Sincerely, <br />Schirmer Consulting, LLC <br /> <br />Carol Schirmer <br />Principal
