Property Line Adjustment – 1815 & 1855 Cal Young Rd <br /> <br />Metro Planning, Inc. September 2025 3 | P a g e <br /> <br />Property 2 begins at approximately 37,897 square feet in area. The proposed property line adjustment will leave Property 2 with <br />an area of approximately 32,670 square feet. The proposed adjustment will result in an approximate 13.8% decrease in the area <br />of Property 2. <br /> <br />See below for specific percentage change calculations for each property: <br /> <br />Property 1 (TL 6400): 182,080 – 176,854 = 5,226 / 176,854 = 0.0295 * 100 = 2.95% increase <br /> <br />Property 2 (TL 6200): 32,670 – 37,897 = – 5,227 / 37,897 = – 0.1379 * 100 = 13.8% decrease <br /> <br />In sum, the adjustment will result in less than a 200% change in the area of either property. The proposal complies with this <br />criterion. <br /> <br />(2) A property line adjustment application may not be utilized to effect the reconfiguration of lots or parcels which <br />must be approved through the partition or subdivision procedure. <br /> <br />Response: No reconfiguration of lots that must be approved through the partition or subdivision procedure is proposed with this <br />property line adjustment. The proposed lot line adjustment applies only to the boundary line between the two tax lots. The <br />proposal is in compliance with this criterion. <br /> <br />(3) A property line adjustment application may not be utilized to create flag lots. <br /> <br />Response: No flag lots will be created with this proposal. The proposal is in compliance with this criterion. <br /> <br />EC 9.8415 Property Line Adjustment – Approval Criteria. <br /> <br />(1) Any buildings to be retained on the properties comply with the minimum front and interior yard setbacks as <br />defined in this land use code. <br /> <br />Response: All buildings on both subject properties are proposed to remain and will remain in compliance with minimum front <br />yard setbacks of at least 10 feet and minimum interior yard setbacks of at least 5 feet to property lines and 10 feet in between <br />buildings on adjacent property. The proposal is in compliance with this criterion. <br /> <br />(2) The final configuration of property lines shall not reduce an existing lot below the minimum lot standards <br />established in this land use code or otherwise violate standards of this land use code, building codes, fire codes, and <br />Chapter 7. <br /> <br />Response: The final configuration of property lines will not place either subject property out of compliance with minimum lot <br />standards contained in Chapter 9 or place either subject property in violation of standards pertaining building codes, fire codes <br />and Chapter 7. Both properties begin in compliance with R-1 zoned lot standards and remain in compliance after the proposed <br />property line adjustment. The proposal complies with this criterion. <br /> <br />(3) The final configuration of property lines shall not violate any previous requirements or conditions of approval <br />imposed with a prior applicable land use decision. <br /> <br />Response: No previous requirements or conditions of approval imposed from prior land use decisions are applicable to the <br />subject properties. The proposed property line adjustment complies with this criterion. <br /> <br /> <br /> <br />
