<br /> <br /> <br /> <br />2 <br />Response: <br />As the proposed PLA only involves a small section of property in the rear of both properties far removed <br />from either residence, the front yard setbacks of the buildings to be retained on Subject Property 1 and Subject <br />Property 2 will not be affected by this PLA and will continue to comply with the required setbacks. See Exhibit <br />A, Preliminary Site Plan. Both properties are zoned R-1 (see Exhibits K & L, Property Information), and the <br />required interior yard setbacks are five (5) feet (EC 9.2751). Interior yard setbacks to the rear property lines for <br />Subject Property 1 will only increase as a result of the proposed PLA (the proposed setback for the residence <br />will 25 feet and the proposed setback from the detached shed will increase from the existing 16 feet), while the <br />interior yard setback for Subject Property 2 will be 52 feet from the residence to the rear property line. <br />Therefore, this application complies with EC 9.8415(1). <br />EC 9.8415(2) The final configuration of property lines shall not reduce an existing lot below the <br />minimum lot standards established in this land use code or otherwise violate standards of this land <br />use code, building codes, fire codes, and Chapter 7. <br />Response: <br />The minimum lot size standards for the R-1 zone, pursuant to Table 9.2760, 4,500 square feet or <br />0.1033058 acres. <br />Subject Property 1 is presently 0.14A (6,143 ft2), and after the proposed PLA, Subject Property 1 will be <br />0.19A (8,145 ft2). Thus, the proposed PLA will not adjust the size of Subject Property 1 below the minimum lot <br />standards for the zone. <br />Subject Property 2 is presently 0.22A (9,464 ft2), and after the proposed PLA, Subject Property 2 will be <br />0.17A (7,462 ft2). Thus, the proposed PLA will not adjust the size of Subject Property 1 below the minimum lot <br />standards for the zone. <br />The final configuration of the subject properties will not otherwise violate any other applicable standards <br />of the land use code, building code, fire code, or Chapter 7.
