Project Summary <br /> <br />Christine Butler, owner of Map and Tax Lot #18-04-01-22-05500 (“Subject Property 1”), with the <br />address 2175 W. 20th Ave., Eugene, Oregon, is applying for a property line adjustment (“PLA”) to affect the <br />purchase of a portion of an adjacent property as agreed to by the respective owners. Christina Verrette and <br />Douglas Bechler are the owners of said adjacent property with the Map and Tax Lot #18-04-01-22-06500 <br />(“Subject Property 2”), with the address 1985 Cleveland St., Eugene, Oregon. The proposed PLA involves <br />0.046A (2,002 sq. ft.) of land changing ownership, and that portion of land is a small section in the rear of both <br />properties. No new lots or parcels or flag lots will be created by this PLA. The parties previously entered into a <br />Sale Agreement for Completion of Previously Exercised Option (Lane County Records No. 2025-018303) and <br />the time for effecting that sale is now, hence this application. <br />II. Property Line Adjustment Narrative <br /> <br />The PLA Narrative is organized according to the questions enumerated on the application form provided <br />by the City of Eugene Planning Department. The corresponding subsection is noted in the parenthetical <br />following each question. <br />1. Compliance with Eugene Code (“EC”) 9.8415, Property Line Adjustment – Approval Criteria <br />EC 9.8415 <br />The planning director shall approve, approve with conditions, or deny the property line adjustment <br />application. Approval or approval with conditions shall be based on compliance with the following <br />criteria: <br />(1) Any buildings to be retained on the properties comply with the minimum front and interior yard <br />setbacks as defined in this land use code. <br />
