Wild Rose Estates Subdivision 9
Modification to Approved Subdivision Performance Agreement
May 2, 2025

Schirmer Consulting, LLC · PO Box 10424, Eugene, OR 97440 · (541) 234-5108
Landscape Architecture + Land Use Planning

xv. Conditions 15: Include a note on the final plans that states. . .
The condition was satisfied, and this note has been added to the Site Plan. This
modification does not affect this condition of approval.

(2) The proposed modification will result in insignificant changes in the physical appearance of the
development, the use of the site, and impact on the surrounding properties.
Relocating the top of bank on the Site Plan to reflect its accurate position on the ground will not
alter the physical appearance of the development. The site’s use will remain unchanged and
will not affect surrounding properties.

The confirmed location of the top of bank—and the corresponding 40-foot setback—does not
require the removal of any preservation trees. All trees on these two lots were previously
approved for removal under the Performance Agreement.

Any development on these lots must still comply with Condition of Approval 12, which ensures
that the revised setback results in only minimal, if any, physical changes to the development.

Based on the findings above the, the modification satisfies the applicable approval criteria.

Sincerely.
Schirmer Consulting, LLC

Carol Schirmer
Principal
