Thus, there is no rationale for “public” street status based on ADT counts. <br /> <br />24. On the final plat the applicant shall dedicate a 40-foot-wide right-of-way extending the <br />public right-of-way for Randy Lane from its existing intersection with Blacktail Drive <br />westerly (toward the western terminus of Randy Lane) to the proposed terminus of <br />Randy Lane as currently depicted on Sheet L2.0 of the applicant’s site plans. The right-of- <br />way shall also encompass the required turnaround area at the end of the street and <br />include a reserve strip in accordance with EC 9.6840(1). <br /> <br />Delete. <br />There is no basis for a public street here. <br />See discussion in 23 above. <br /> <br />25. Prior to final PUD approval, the applicant shall submit an updated site plan that depicts <br />that Lot 38 will have frontage on a public street or having access to a public street over a <br />private street or proposed private access easement. Alternatively, the applicant may <br />combine Lots 37 and 38 to demonstrate compliance with the requirement for public <br />street access. <br /> <br />Delete as redundant. <br />The applicant has committed to combining Lots 37 and 38. <br />See Condition 12 above. <br /> <br />26. In the event Randy Lane is required to be public, prior Prior to final PUD approval, the <br />applicant shall submit an updated Storm Drainage Memorandum that addresses the <br />conditions of approval under EC 9.6815 requiring Randy Lane to be constructed as a <br />public street and demonstrate compliance with EC 9.6791 through EC 9.6797 based on <br />this change. <br /> <br />Amend. <br />Make this contingent upon a final decision that the Randy Lane stub will be “public." <br /> <br />27. Prior to final PUD approval, the applicant shall submit updated application materials that <br />demonstrate compliance with EC 9.6796. <br /> <br />OK <br /> <br />28.
