13. The applicant shall submit an Irrevocable Petition for public improvements in Hawkins <br />Lane to include sidewalks. <br /> <br />OK <br /> <br />14. The applicant shall submit an Irrevocable Petition for public improvements in Randy <br />Lane (for the existing portion between Hawkins Lane and Blacktail Drive) to include <br />setback sidewalks and street trees. <br /> <br />OK <br /> <br />15. The proposed Joint Access Easements, which are subject to City review and approval <br />prior to recording with the final plat, shall be cross-referenced on the plat and be <br />accompanied by a maintenance agreement for each shared driveway, which addresses <br />the rights and responsibilities of each parcel relative to each shared driveway. <br /> <br />OK <br /> <br />16. The location of proposed Joint Access Easements shall also be clearly shown and labeled <br />as such on final PUD plans. <br /> <br />OK <br /> <br />17. Prior to final PUD approval, the applicant shall update their stormwater memo to show <br />how the proposed shared driveways will satisfy EC 9.6792(3)(c). <br /> <br />OK <br /> <br />18. Prior to final PUD approval, the applicant shall obtain Type II Standards Review approval <br />for the proposed public street extension of Randy Lane and any other utility crossings or <br />allowed improvements within the protected /WR conservation area, subject to the <br />applicable standards at EC 9.4900-9.4980 <br /> <br />Keep this condition neutral as to the public/private status of Randy Lane stub. That way it <br />works regardless of the final result. <br /> <br />19.
