There are no existing street <br />terminations or future extensions possible for Portland Alley or W 25th Ave, as well as all streets located within a minimum of ¼ mile of <br />the subject property. All streets are public and existing making street connectivity physically precluded per Subsection (2)(g)(b), above. <br /> <br />9.6820 – Cul-de-sacs or Emergency Vehicle Turnarounds. <br /> <br />Response: The existing right-of-way width for W 25th Ave is 50 feet with 35 feet of paving which provides adequate emergency vehicle <br />turnaround space for the existing dwellings on W. 25th Ave and Portland Alley, in compliance with standards. <br /> <br />9.6830 – Intersections of Street and Alleys. <br />(1) Angles. <br /> (a) Streets and alleys shall intersect one another at an angle as near to a right angle as is practicable considering <br /> topography of the area and previous adjacent layout. <br /> (b) If an intersection must occur at an angle of less than 90 degrees, it shall comply with the standards in the <br /> American Association of State Highway and Transportation Officials (AASHTO) publication entitled “A Policy on <br /> Geometric design of Highways and Streets,” then in effect, or its replacement publication. <br /> <br />Response: In compliance with EC 9.8630(1)(a), W 25th Ave and Portland Alley intersect at a right angle. <br /> <br />(2) Offsets. The minimum intersection offset shall be 100 feet on a local street, 200 feet on a collector street, and 400 feet on <br />an arterial street unless adjusted through the process for adjustments to standards of EC 9.8030(12). Offsets shall be <br />measured from the center lines of the two intersecting streets. <br /> <br />Response: In compliance with EC 9.6830(2), Portland Alley intersects with W25th Ave and is located approximately 180 feet from <br />Portland St to the east and MacMillan St to the west. <br /> <br />9.6835 – Public Accessways. <br /> <br />Response: All public infrastructure necessary to serve the development site is already in place. Public accessways abutting the subject <br />property are existing for vehicle, pedestrian, and bicycle access. There are no cul-de-sacs or public parks located adjacent to the <br />development site that would require an accessway be constructed to provide a connection from this proposed partition. <br /> <br />9.6840 – Reserve Strips. <br /> <br />Response: There are no streets being proposed as part of this partition. W 25th Ave and Portland Alley are existing public Rights-of- <br />Way. The area around the proposed partition is developed. There are no areas that need access restrictions; a reserve strip is not <br />required. <br /> <br />9.6845 – Special Safety Requirements. <br /> <br />Response: W 25th Avenue and Portland Alley are existing streets. No new streets are proposed; this criterion is not applicable. <br /> <br />9.6850 – Street Classification Map. <br /> <br />Response: On the November 1999 Street Classification Map adopted by Ordinance No. 20181 and as amended by Ordinance <br />thereafter, W 25th Ave is classified as a local street and Portland Alley is classified as an alley. <br /> <br />9.6855 – Street Names. <br /> <br />Response: There are no new streets proposed nor required; this criterion is not applicable. <br /> <br /> <br />
