Ordinance -- Page 25 of 100 <br />unit development approved prior to June 15, 2012, the following standards apply when a new <br />dwelling or new parking area serving residential uses is created in the R-3 or R-4 zones. <br />* * * <br />(16)Accessory Buildings in R-1. <br />* * * <br />(b) Area – Specific Accessory Building Standards. With the exception of Accessory Buildings <br />that are accessory to middle housing, Tthe following standards apply to all new accessory <br />buildings associated with a dwelling in the R-1 zone within the city-recognized boundaries of <br />Amazon Neighbors, Fairmount Neighbors and South University Neighborhood Association:. <br />Accessory Buildings that are accessory to middle housing within the city-recognized <br />boundaries of Amazon Neighbors, Fairmount Neighbors and South University Neighborhood <br />Association are subject to the standards in subsection (a) above. <br />* * * <br />(18)Alley Access Lots in R-1. <br />(a)General Standards. <br />1.Applicability. Except as provided in (b) (c) and (dc) below, the following standards <br />apply to development on alley access lots in R-1. <br />* * * <br />3. Building Size. The total square footage of all dwellings located on an alley access lot <br />The total building square footage of a dwelling or dwellings shall not exceed 1025 percent <br />of the total lot area or 800 1,200 square feet, whichever is smallergreaterlarger. Total <br />building square footage is measured at the exterior perimeter walls and is defined as all <br />square footage inside of athe dwelling, including, but not limited to hallways, entries, <br />closets, utility rooms, stairways and bathrooms. <br />4.Lot Coverage. Alley access lots shall meet the lot coverage requirements for R-1, <br />except that all roofed areas shall be included as part of the calculation of lot coverage. <br />5.Building Height/Interior Setback. <br />a. Interior yard setbacks shall be at least 5 feet, including along the alley frontage. <br />In addition, except for middle housing, at a point that is 158 feet above finished <br />grade, the setback shall slope at the rate of 10 inches vertically for every 12 inches <br />horizontally away from the property line perpendicular to the alley until a point not to <br />exceed a maximum building height of 1825 feet. For middle housing on an alley <br />access lots, the standards for maximum building height and setbacks at EC 9.2750 <br />shall apply. <br />* * * <br />Attachment A <br />March 11, 2024 Meeting - Item 6CC Agenda Page 76
