_____________________________________________________________________________________ <br /> <br />Staff Report | Braewood Hills 3rd Addition (PDT 24-1 & ST 24-3) <br />of the permitting process for development within the PUD including Privately <br />Engineered Public Improvement (PEPI) Permits, Site Development Permits and Building <br />Permits.” <br /> <br />10. The final PUD site plans shall include the following note: “A Privately Engineered Public <br />Improvement (PEPI) permit shall be issued for the construction of public improvements <br />prior to development.” <br /> <br />11. Prior to final plat approval, the applicant shall provide documentation that EWEB has <br />received a financial guarantee, ensuring water will be provided to each lot in the plat. <br /> <br />12. Prior to final PUD approval, the applicant shall submit an updated site plan the depicts <br />wastewater service to Lot 38. <br /> <br />13. The applicant shall submit an Irrevocable Petition for public improvements in Hawkins <br />Lane to include sidewalks. <br /> <br />14. The applicant shall submit an Irrevocable Petition for public improvements in Randy <br />Lane to include setback sidewalks and street trees. <br /> <br />15. The proposed Joint Access Easements, which are subject to City review and approval <br />prior to recording with the final plat, shall be cross-referenced on the plat and be <br />accompanied by a maintenance agreement for each shared driveway, which addresses <br />the rights and responsibilities of each parcel relative to each shared driveway. <br /> <br />16. The location of proposed Joint Access Easements shall also be clearly shown and labeled <br />as such on final PUD plans. <br /> <br />17. Prior to final PUD approval, the applicant shall obtain Type II Standards Review approval <br />for the proposed private access road and any other utility crossings or allowed <br />improvements within the protected /WR conservation area, subject to the applicable <br />standards at EC 9.4900-9.4980. <br /> <br />18. All future building permits for Lots 30 through 35 shall depict the Goal 5 resource and its <br />40-foot setback from top of bank and shall include site plans showing the location of <br />protective fencing subject to the applicable standards at EC 9.4920-9.4930. <br /> <br />19. The final PUD plans shall include the following note: “Compliance with all applicable <br />development standards, special use limitations, and other general development <br />standards for single-unit or middle housing residential dwelling types shall be <br />demonstrated at the time of future building permit on each individual lot.” <br /> <br />20. The final PUD plans shall be revised to remove any references to middle housing lots to <br />be created on land above 901-foot elevation. The final PUD plans shall also include a <br />note stating that: “No development of middle housing, single-unit dwellings, or any <br />Page 36 of 87
