<br />www.PinnacleArchitecture.com | 541.388.9897 <br /> <br />in a total of 58 long-term parking spaces in the secured parking area, along with two spaces within the <br />site for short-term parking. <br />The long-term, secure bicycle parking area will be located on the ground floor at the north end of the <br />building. This designated bicycle parking area will be located at the hotel’s previous Porte Cochere. This <br />space will be s enclosed by a full height fence on two sides, and the building exterior walls on the other <br />sides. This long-term bicycle parking is fully covered by the level above and will only be visible from within <br />the property. Tenants will have access to the long-term bicycle parking area through the parking lot drive <br />isle circulation leading to the North pf the property. Direct access from the interior of the building is also <br />provided by an exterior door connected to the ground floor corridor; See AS1.10 for reference. Both the <br />gate and the door leading to the long-term bicycle parking will be secured by a lock. The short-term bicycle <br />parking is located closer to the south of the building, near the main building entrance, where it is easily <br />visible for visitors; See AS1.10 for reference. <br />The long-term bicycle parking layout for the Dero Decker system is based on the manufacturer's minimum <br />spacing requirements. See Exhibit B for reference. The Hoop Rack system layout is based on the county’s <br />typical requirements for spacing. Accessible clearances are provided for the door and gate leading in and <br />out of the parking area, in addition to the bicycle parking systems directly adjacent to those entries. <br />The proposed bicycle parking design meets both approval criteria outlined in Section 9.8030(9)(a) and (b) <br />and is consistent with the Purpose of Bicycle Parking Standards (EC 9.6100). <br />Conclusion <br />The proposed bicycle parking design at Bridges on Broadway aligns with the land use code and aligns with <br />the intention of the Bicycle Parking Standards, with the exception of space widths and the types of rack <br />systems utilized. By incorporating both high-density bicycle parking racks and standard racks, we can <br />effectively fulfill the bicycle parking requirements in a manner that allows us to maintain clearances and <br />amenity spaces for the residents. <br />
