<br />www.PinnacleArchitecture.com | 541.388.9897 <br /> <br />The Bridges on Broadway project involves the transformation of a former Red Lion Hotel with 50 rooms <br />into 57 studio-units of permanent supportive housing for individuals experiencing homelessness. Homes <br />for Good is the client overseeing this project. As part of the property renovation, occupiable space on the <br />ground level will be added, which will include secured/covered bicycle parking for the tenants. With the <br />requirement to provide (1) long-term bicycle parking spot for each unit, a total of 57 bicycle parking spots <br />are needed. Using only traditional hoop style bicycle parking racks poses a challenge due to limited space <br />within the building and site. With these spatial constraints it is our intent to provide consistency with EC <br />9.6100 and adhere as much as possible to the Bicycle Parking Standards set forth by the City of Eugene. <br /> <br />Adjustment Approval Code Path: <br />EC 9.6110 Adjustments to Bicycle Parking Standards, allows an adjustment to the standards EC 9.6100 <br />through 9.6105 if consistent with the criteria at EC 9.8030(9)(a)(b) Bike Parking Adjustment. <br /> EC 9.8030 Adjustment Review – Approval Criteria <br />(9) Bicycle Parking Standards Adjustment. Where this land use code provides that the <br />bicycle parking standards may be adjusted, the standards may be adjusted upon finding <br />that the design achieves all of the following: <br />(a) Consistency with EC 9.6100 Purpose of Bicycle Parking Standards; and <br />(b) Shared bicycle parking remains convenient and clearly visible for users <br /> <br />The proposed bicycle parking design at Bridges on Broadway will use a mixture of high-density bicycle <br />parking racks and standard racks to efficiently accommodate the required bicycle parking spaces while <br />still allowing for amenity spaces, and clear circulation for tenants. Our proposal includes a combination of <br />13 Dero Decker bicycle parking systems (See Exhibit A) and 4 Hoop bicycle racks (See Exhibit C), resulting <br />
