EC 9.8520(1): (1) The proposed land uses and densities are consistent with the land use <br />designation(s) shown on the comprehensive plan diagram, as refined in any applicable <br />refinement plan. <br />The Land Use Diagrams in both the Metropolitan Area General Plan and the Bethel- <br />Danebo Refinement Plan designate this property as low -density residential. The <br />proposed development will create 1 1 single-family residential lots which are located on <br />1.9 acres, which results in a density of 5.7 du/ac (the remainder property of 9.2 acres and <br />the conceptual road and lot layout is shown). This complies with the density <br />requirements for low -density residential development in both the Metro Plan and the <br />Bethel-Danebo Refinement Plan. <br />EC 9.8520(2)(a): The proposed subdivision complies with EC 9.2000 through 9.4170 <br />regarding lot dimensions and density requirements for the subject zone. <br />The lot density requirements in R-1 are a maximum density of 14 units per acre, and <br />there is no minimum. The proposed density of 5.7 units per acre complies with this <br />standard. (the conceptual layout would also have approximately 5.7 du/acre). <br />The lot dimension requirements in the R-1 zone include a minimum lot area of 4,500 <br />square feet, a maximum area of 13,500 square feet, and a minimum lot width and <br />frontage of 50 feet per interior and corner lots. All of the proposed residential lots <br />within this development comply with these lot dimension requirements. <br />More than 70% of the Lots (Lots 12-19) meet solar access standards of EC 9.2790. <br />Therefore, this subdivision meets the requirements of EC 9.2790(2). pursuant to the <br />provisions of EC 9.2790(3) and EC 9.2790(3)(b)(1). <br />EC 9.8520(2)(b): The proposed subdivision complies with EC 9.6800 through 9.6875 - <br />Standards for Streets, Alleys, and Other Public Ways. <br />EC 9.6810: Block Length <br />All block lengths created by this development are less than the 600 foot maximum <br />allowed by this section, therefore, this requirement is satisfied.
