TENTATIVE PLAN <br />FOR <br />LASSEN ESTATES PHASE 2 <br />ASSESSOR'S MAP 17-04-22-24, TAX LOTS 100 & 200 <br />CRITERIA CONFORMANCE STATEMENT <br />NEEDED HOUSING <br />JULY 129 2023 <br />This Conformance Statement is written to accompany the tentative plan application for Lassen <br />Estates subdivision. The property of this proposed development contains approximately 11.2 <br />acres. The tentative plan for development proposes to create 12 Lots (including the remainder <br />lot, of 9.2 acres), all for single-family construction and use. The overall density at build -out for <br />the proposed will be 5.7 dwelling unit per acre. The property was created through a Eugene <br />approved subdivision, as Lot 1 of Lassen Estates.md <br />The owner/developer, Jim Lassen, hereby requests tentative subdivision approval for the <br />proposed Lassen Estates residential subdivision. The applicant is electing to use the Needed <br />Housing approval criteria found in EC 9.8520 Subdivision, Tentative Plan Approval Criteria - <br />Needed Housing. <br />The subject site is located east of Taney Street, north of Pattison Avenue, and south of Sousa <br />Drive. Single-family dwellings border the property on the north and south while a mobile home <br />park is on the east. Taney Street forms the western boundary. All of the property is located <br />within the Eugene city limits. Street improvements will include the proposed Harley Way & <br />Wallowa Way. <br />There is no significant vegetation existing on site. The site does not contain habitat for any rare <br />animal species nor are there any natural features identified in the Metro Plan. It is essentially <br />flat and does not contain any prominent topographic features. (The excavated drainage that <br />bisects the future phase property is not included in City Goal 5 inventory; this drainage way is <br />not altered as a part of this subdivision proposal). <br />The proposal is shown on the attached Tentative Plan for Lasses Estates Phase 2. The approval <br />criteria in EC 9.8520 is cited and addressed below: <br />The proposed housing under this application is single-family housing and thus meets the <br />definition for ``Needed Housing," as described in Chapter 197.303(a) of the Oregon Revised <br />Statutes (ORS). <br />Criteria Conformance Statement <br />- Lassen Estates Subdivision <br />Page 1 of 8 <br />
