As the <br />Planning commissioners you have to ask yourself are we going to support this plan in any way only <br />because of the hard work put in or are we going to make our decision based on what will be best for <br />RRSC and the small businesses? <br />If it's because of the hard work put in, then you will be ignoring: <br />1. The advice of multiple land use attorneys, land planning and consulting experts who know the <br />laws and have real life experience in how and what works. <br />2. The fact that you will be crippling or deleting small business owners. <br />3. The Opportunity for new future small business owners. <br />4. The fact that c-2 property owners were not notified properly for there impute. <br />5. That River Ave is mostly made up of c-2 properties with some buildings that sit hundreds of feet <br />off the street and a sewer treatment plant. We are not part of the corridor plan that the RRSC <br />pian was meant to address. We are a convenient business street meant to support our local <br />customers who have the right to expand, grow and give back to the neighborhood who built <br />their businesses. <br />6. The fact that our businesses or land will be worth substantially less with these changes and or <br />possibly not be able to sell. <br />7. That the city has said they did not target any businesses but then says "We want to go away <br />from automotive uses" <br />8. The concern that many commissioners have voiced about hurting small businesses. <br />9. The fact that this is what a very small percentage of residence want and do not understand the <br />impact of this and not what c-2 owners want. This is based on my informal poling of our <br />hundreds of customers and businesses that we talked to who knew nothing or very little about <br />it. <br />10. That 1 of the Community Organization Board Members has raised concerns about if the plan is <br />ready or should be implemented. <br />If you truly want to help small business, then have a plan that helps them not one that is a slow <br />death sentence by making it impractical or a non conforming business that cannot expand and <br />grow with the community. <br />23 <br />
