<br />Findings & Decision: Rohan Real Estate Investments (PT 21-18) December 2021 1 <br /> <br /> <br /> <br />FINDINGS AND DECISION OF THE PLANNING DIRECTOR: <br /> <br />TENTATIVE PARTITION APPROVAL FOR ROHAN REAL ESTATE INVESTMENTS LLC (PT 21-18) <br /> <br />Application Summary: <br />Approval with conditions for a Tentative Partition to allow the division of the subject property <br />into three residential parcels. <br /> <br />Applicant: <br />Rohan Real Estate Investments LLC <br /> <br />Designated Contact Person: <br />Jason Goshert, SSW Engineers Inc. <br /> <br />Lead City Staff: <br />Rob Lilley, Associate Planner, Eugene Planning Division, (541) 682-8404 <br /> <br />Subject Property/Zoning/Location: <br />Tax Lot 800 of Assessor’s Map 17-04-17-34; zoned R-1/CAS; 2095 Ohio Street, located on the <br />east side of Ohio Street and south of Burnett Avenue, adjacent to the southeast corner of their <br />intersection. <br /> <br />Relevant Dates: <br />Applications submitted on November 5, 2021; deemed complete on November 19, 2021; <br />decision granting approval with conditions issued on December 30, 2021. <br /> <br /> <br />Background and Present Request <br />The applicant is requesting tentative partition approval to allow the division of the subject <br />property into three residential parcels, one of which is developed with a single-family <br />residence. <br /> <br />The subject property is 0.40 acres in size (17,808 square feet) and is zoned R-1/CAS Low-Density <br />Residential with Commercial Airport Safety Overlay Zone. As proposed, Parcel 1 will have 7,512 <br />square feet, Parcel 2 will have 4,998 square feet and Parcel 3 will have 5,098 square feet. <br /> <br />Parcel 1 takes access from Ohio Street on the west and has frontage on Burnett Avenue to the <br />north. Parcel 1 is developed with a single-family residence which will remain, with a street <br />address of 2095 Ohio Street.
