is currently zoned R-2/UL Medium Density Residential with Urbanizable Lands Overlay Zone <br />and is developed with a single-family residential dwelling. The property is surrounded by <br />developed single-family residential properties. The property is designated on the Metro Plan <br />Diagram as Low Density Residential, which is not consistent with the current R-2 Medium <br />Density zoning. <br />The applicant requests a zone change from R-2/UL Medium Density Residential to R-1/UL Low <br />Density Residential with an Urbanizable Lands Overlay in order to establish consistency <br />between the property's zoning and the Metro Plan land use designation, which is a requirement <br />for possible future annexation. <br />The December 14, 2022 written staff report reviews the requested zone change for compliance <br />with each of the applicable approval criteria, which are set forth in the Urbanizable Lands Code <br />UL Code) (also known as the Urban Transition Area Code) and recommends findings of <br />compliance with each of those criteria.
