No.person submitted an and the applicant did not submit an <br />final legal argument. <br />Descriotion of Conditional Use Permit Request: <br />This request is for approval of a conditional use permit (CUP) for Santa Clara Church of Christ. <br />In accordance with EC 9.2740,, churches are permitted with in the applicable R-1 zoning, subject <br />to CUP approval. The subject property was recently annexed (see City file A 07-16) and a <br />portion of the property was rezoned from Agriculture (AG) to Low-Density Residential (R-1) <br />see City file Z 07-14) There is no existing CUP for the Church use. EC 9.8080 requires applying <br />the CU .P standards to the expansion of a use listed as being subject to the conditional use process. <br />The subject property is currently developed with an existing 25,500 square foot church situated <br />on the northwest port ion of the development .site. The site currently has 77 parking spaces- and <br />minimal I an ds cap in g - As, des cri b ed in th e appi ican is written statement (sp e ei fircal ly pages 2 <br />through 5) and shown on the proposed site plans, the applicant is requesting CUP approval to <br />cons truct th e follow mig through a s ix phase process : <br />Phase 1: Construct 57 -parking spaces and expand playground. <br />Phase 11: Construct 6,600 square, foot church office building and 1, 3 parking spaces (note: - the <br />applicant's post- hearing submittal t.h i s offi c e build i n g, as 7000 s qu are feet). <br />Phase 111: Remove existing house and create 20 additional park spaces. <br />Phase-IV: Expand sanctuary and auditorium by 5,400 square feet and add 400 feet of bench <br />seats. <br />Phase V: Expand classroom area by 2,400 square feet. <br />Phase VI: Construct 1.0,000 square foot youth outreach facility and 1.3 parking spaces. <br />Hearings Official Decision (CU 08-6) 2 <br />448
