A.17 Provideopportunities forafullrangeofchoiceinhousingtype, density, size, cost, <br />andlocation. <br />While nospecificdevelopment isproposed as partof thisapplication, consistent withthis <br />policy, the R-2Medium DensityzoneandGOGeneralOfficezonesallowforawide varietyof <br />housing typesincludingsinglefamilyhomes, apartments, condominiumandtownhouseswhich <br />can provideopportunityforafullrangeofhousing types. <br />A.23 Reduceimpactsofhigherdensityresidentialandmixed-usedevelopment on <br />surroundingusesbyconsidering site, landscape, andarchitectural design <br />standards or guidelines in local zoninganddevelopmentregulations. <br />Language inPolicyA.23regarding physicalimpacts of adevelopmentcannot fullybeaddressed <br />througha zone change, asitprimarily relatestothephysicaldesignofanyfuturedevelopment <br />proposal onthesubject site. TotheextenttheseMetroPlanpoliciesareapplicable tothisproposalthose <br />findingsareincorporatedhereinbyreference toconfirmcompliance withthiscriterion. <br />Basedontheabovefindings, staffconcludesthattheproposedzonechange isconsistentwith <br />applicableprovisionsoftheMetroPlan. <br />EC9.8865(2): Theproposedchangeisconsistentwithapplicableadoptedrefinement <br />plans. Intheeventofinconsistencies betweentheseplansandtheMetroPlan, the <br />MetroPlancontrols. <br />TheRRSC Planistheadopted refinementplanapplicabletothisrequest.
