EC 9.6410 requires 1 parking space forevery 4bedsfor <br />Assisted Care Facilities with more than 6 people living in the facility. Accordingly, the <br />applicant’s proposed 39 bedfacility requires 10 spaces. The applicant’sproposed 13 parking <br />spaces exceeds the number required under the code, and therefore is notanticipatedtocontribute <br />totheexisting demandfor available on-streetparking. <br />Theproposed developmentsatisfiesEC 9.8100(4). <br />EC 9.8100(5): Publicimprovements asrequiredby thisland usecode orasa <br />condition of tentative plan approvalhave beencompleted, or: <br />a) Aperformancebondorsuitablesubstituteasagreed uponbythecityhasbeen <br />filedwiththecity financeofficer inanamountsufficient toassurethe <br />completion of allrequired public improvements; or <br />b) Apetition forpublicimprovementsandforthe assessment oftherealproperty <br />fortheimprovements hasbeensigned by thepropertyowner seekingthe <br />conditional usepermit, andthepetitionhasbeen accepted bythecityengineer. <br />Finding: Theapplicanthasnot proposed, andthecityhasnot identifiedanyspecific public <br />improvementsthatwillbe requiredof theapplicant. Atthetimeof development, itmaybethat <br />extension of public infrastructure orimprovements to public infrastructure will become <br />necessary. <br />E.
