THIS IS TO NOTIFY YOU THAT THE CITY OF EUGENE HAS PROPOSED A <br />LAND USE REGULATION THAT MAY AFFECT THE PERMISSIBLE USES <br />OF YOUR PROPERTY AND OTHER PROPERTIES. <br />.t EXHIBIT A <br />• - • Planning Commission <br />NOTICE OF PUBLIC HEARING <br />Tuesday, October 17, 2023, 6:00 p.m. <br />Virtual Meeting (See attendance information on last page) <br />The Eugene Planning Commission will hold a public hearing to consider: <br />File Name (#): RIVER ROAD -SANTA CLARA NEIGHBORHOOD -SPECIFIC CODE AMENDMENTS (City <br />of Eugene File CA 23-3) <br />Request: Eugene Planning Commission to hear the proposal and make a recommendation <br />to the City Council for a land use code amendment adopting neighborhood - <br />specific code amendments for the River Road and Santa Clara neighborhoods. <br />On October 17th, 2023, at 6:00 pm, the City of Eugene Planning Commission will hold a public hearing <br />regarding proposed land use code amendments related to uses and development standards for certain <br />properties within the boundaries of the River Road Community Organization and the Santa Clara <br />Community Organization, City File No. CA 23-3. The City has determined that the proposed land use <br />code amendments may affect the permissible uses of your property, and other properties in the <br />affected area, and may change the value of your property. More detail is provided below. <br />River Road -Santa Clara Neighborhood -Specific Code Amendments <br />As a part of River Road -Santa Clara neighborhood planning, a set of changes to the City of Eugene's Land <br />Use Code are proposed to establish the following River Road and Santa Clara neighborhood -specific <br />code amendments: <br />• In the C-2 Community Commercial Zone: <br />o Limit building height to 60 feet (current limit is 120 feet). <br />o Apply transition standards (setbacks, landscaping, and/or fencing) to new buildings and <br />building additions that increase the square footage of floor area by 20% or more for any <br />development on property abutting Low Density Residential (R-1) zoned land. <br />Measure 56 Mailed Notice: 09/15/2023 Page 1 of 4 <br />
