The Geotechnical Engineer shall be retained to provide technical, <br />expert recommendations and ensure adherence to construction practices that will not <br />create stability problems in the future. Individual building lots shall require specific <br />recommendations from the engineering firm regarding the stability of native, cut and <br />fill slopes, and their potential influence on structures and foundations. <br />Response: <br />Condition 5: <br />The services of a Geotechnical Engineering firm will be utilized on-site for construction <br />observation of stripping, grading, compaction, foundation, road and utility line <br />excavation, and other soils-related portions of any improvements or development within <br />the PUD. All design recommendations shall be <br />reviewed and approved by the City Engineer. <br />Response: <br />Condition 6: <br />The public improvements include public water and storm improvements in a public <br />easement over the private street. These improvements will be reviewed under the future <br />PEPI permit. <br />Prior to completion of the final subdivision plat for Phases 1, 2, 3 and 8, all of the <br />following off-site public improvements must be completed: <br />Laurel Hill Drive shall be improved to city street standards as a low-volume residential <br />street. <br />a. The intersection of Laurel Hill Drive and Moon Mountain Drive shall be <br />improved, as proposed by applicant and depicted on CIV-11. <br />b. Moon Mountain Drive must be realigned and improved to Glenwood <br />Boulevard as proposed by applicant and depicted on CIV-11. <br />C. The Glenwood Boulevard and Moon Mountain Drive intersection must be <br />upgraded as proposed by applicant and depicted on CIV-11. <br />Response: <br />Condition 7: <br />These improvements were completed during the construction of Phase 1 of the East Ridge <br />Village PUD subdivision.
