Paint. and Bodv Shoo. Coov and Print Shoo. and Hardware/Paint <br />Each of these land uses are pretty varied in the type of uses allowed under each category. It is <br />assumed that these uses are small businesses and similar to what is typically found in multi- <br />tenant buildings where the manufacturing is on the bottom floor (maybe higher than typical <br />one-story height) and office or storage is on the top floor. An example of this is the building <br />complex located at High Banks Road in Springfield. This building complex contains VMR <br />Performance which is a custom Autobody shop. This is a business that has two stories in a <br />complex with predominately 2 story buildings. Additionally, within this same complex, there is <br />a two-story print shop. This shop is a non-retail print shop and encompasses a large square <br />footage estimated at about 26,000 sf. The trip generation rate assumes that the uses under <br />these categories are derived from small manufacturing associated with small businesses and <br />not large production facilities. <br />
