zones. These uses shall not exceed the following square footage limitations. The <br />primary employment and industrial use must comprise no less than 50 percent of the <br />total square footage. <br />(a) In the E-1 Campus Employment zone, the uses can comprise up to 20 percent <br />of the total square footage of the primary use on a development site. No single <br />"Specialty Retail" establishment shall exceed 5,000 square feet. <br />(b) In the I-2 Light Industrial zone, the uses can comprise up to 5,000 square <br />feet on development sites with frontage on an arterial street. <br />(5) Drug Treatment Clinic - Non-Residential. Use is permitted on property located <br />within a quarter mile of a transit route. <br />(6) Use of Existing Buildings. Theaters with live entertainment and ballet, dance, <br />martial arts, and gymnastic school/academy/studio are conditionally permitted in <br />existing buildings. No new buildings shall be constructed in the employment and <br />industrial zones with the primary purpose of live theatrical productions or ballet, <br />dance, martial arts, and gymnastic school/academy/studio. <br />(7) Separation between Retail Marijuana Uses. No portion of the premises of a retail <br />marijuana use may be located within 1,000 feet from the premises of another retail <br />marijuana use. <br />(a) "Premises" means the location of a retail marijuana use described in a license <br />issued by the Oregon Liquor Control Commission pursuant to ORS 4788.105. <br />(b) "Retail Marijuana Use" means a recreational marijuana retail facility licensed by <br />the Oregon Liquor Control Commission pursuant to ORS 4788.105. <br />(c) "Within 1,000 Feet" means a straight line measurement in a radius extending for <br />1,000 feet or less in every direction from the closest point anywhere on the <br />premises of a retail marijuana use to the closest point anywhere on the premises <br />of another retail marijuana use. <br />S_W V1 <br />9.3911 <br />(1) Drive-up or Drive-through Facilities. No drive-up or drive-through facilities are <br />allowed in this zone. <br />(2) Residential Density. There is no minimum density; maximum density is according <br />to the R-4 residential density requirements in Table 9.2750. <br />(3) Conditional Use Permit Process. Where a conditional use permit process is <br />required, the hearings official shall give special attention to the potential noise <br />emissions or other environmental qualities that could influence the livability and <br />economic vitality of the area. <br />(4) Permitted, subject to the PRO zone use limitations and standards in Table 9.2630, <br />EC 9.2631 and EC 9.2640. <br />(5) Separation between Retail Marijuana Uses.
