In all employment and industrial zones, one dwelling unit is <br />allowed per development site. That unit may be contained within the primary <br />structure on-site or it may be an external, stand-alone unit if it meets the following <br />criteria: <br />(a) Unit shall not be located between the primary structure and the front <br />property line, unless development in existence as of June 23, 2014 <br />precludes compliance. <br />(b) Unit shall be generally sited behind the primary structure except where <br />development in existence as of June 23, 2014 precludes compliance. <br />(2) Special Allowances for properties with frontage on major arterial streets in the <br />E-2 zone. On lots with frontage on a major arterial street, the uses allowed in Table <br />9.2450 subject to this standard shall not exceed 30,000 square feet of building area <br />per development site. This square footage limitation shall apply only to new <br />development, and it shall not preclude reuse of existing buildings. Such uses are not <br />allowed on lots without frontage on major arterial streets. <br />(3) Special Retail Trade Allowance when accessory and directly related to the <br />primary use in the E-1, E-2,1-2, and 1-3 zones. Commercial uses allowed in Table <br />9.2450 subject to this standard can comprise up to 50 percent of the total square <br />footage of the primary use on the development site and shall not exceed 30,000 <br />square feet. The primary employment and industrial use must comprise no less than <br />50 percent of the total square footage. <br />(4) Special Allowances when independent from the primary use in the E-1 and 1-2 <br />
