0 0 <br />PARTITION FOR PADDOCK MASONRY <br />STORM DRAINAGE <br />The conceptual storm sewer location shown on the tentative plan is feasible given the <br />ability to fill, or berm, over the storm sewer pipe. Since the property is designated as <br />fill/develop in the West Eugene Wetlands Plan this should be an acceptable plan. <br />Final design of storm drainage for the entire site is not feasible at this time because future <br />street locations are not known. If the city continues to push for, and require, that future <br />streets be extended into the wetland to the east, then the storm sewer (w/berm) as shown <br />on the tentative plan is the only alternative. <br />If streets are not extended to the east (and into the wetland), then there are numerous <br />alternatives to serve the entire site. The accompanying drawing shows the option that <br />allows the most flexibility. A ditch/swale would run along the east property boundary <br />and adjacent to the wetlands on the north end of the property. The water, could then <br />discharge to the wetlands or to the public storm sewer system. This public pipe system at <br />the north end of the property was sized to accommodate runoff from the entire property. <br />A study is on file at the Public Works Department. <br />A temporary ditch/swale could be extended to the public storm system at the north end of <br />the property to accommodate any interim development requirements. An easement could <br />be dedicated over the temporary swale with the provision that it would cease to exist <br />when the rest of the property is developed and final storm sewer facilities are constructed. <br />
