• 0 <br />9.0600 Not applicable. <br />9.060(8) The parcel sidelines run at right angles to the Willow Creek Road for <br />375 feet before the side lot lines change directions. This partition is <br />being done to reconfigure the existing two lots. With respect to this <br />section of the code, the proposed layout is better than the existing <br />configuration. Upon ultimate development of the parcels, new roads <br />and parcel lines will be constructed throughout the property. <br />9.060(h) Suitability for intended use This partition to reconfigure the <br />parcels does not alter the suitability of the property for any uses. This <br />layout is not detrimental to the health, safety, or sanitary needs of the <br />residents of the properties. <br />9.060(1) The future use of the property is not impacted or restricted in any way <br />by this partition: <br />9.0606) The existing frontage road runs in a north/south direction and no <br />development is proposed, so it is not possible comply with the solar <br />section of the code at this time. This reconfiguration of the two <br />existing parcels will not restrict the ability to meet the intent or letter <br />of the existing solar code during the ultimate development of the <br />property. Also, according the completeness review form (item 9)the <br />solar standard are not applicable land zoned R-4.. <br />Section 9.060 Platting Standards - Drainage <br />This partition will not create any additional need for drainage facilities, nor will it <br />alter in any way the existing drainage patterns across the property. There are no <br />water courses, ditches, streams, or creeks that cross the property. When the streets <br />are constructed, they can include storm sewer facilities that will serve both the roads <br />and the individual parcels. A conceptual plan has been submitted that shows that the <br />property can be served by the public storm sewer system at the north edge of the <br />property. <br />Section 9.080 Platting Standards - Unsuitable areas <br />The wetland on the property is located as shown. The application, if approved, <br />would not impact or alter site conditions with respect to the wetland. There are no <br />areas of slippage, flooding, of other natural hazards. <br />(1432ws3.wpd) <br />
