8) Neither the tentative plat or the conceptual storm sewer plan was signed or stamped by a <br />licensed surveyor. The applicant shall submit copies of both documents with the <br />necessary signature and stamp. <br />9) Sterling Drive cannot be used as a street name as that name is used elsewhere in the City. <br />For more information on Conditions #1-9 listed above. Public Works <br />Engineering. at 682-2705. <br />In addition to the conditions of approval listed above, several informational items are included <br />here for the applicant's benefit. These items address a variety of requirements that will be <br />addressed as the subject property is developed following final plat approval. <br />A plat check fee of $350 will be required at the time of final plat application. <br />Taxes for the current year must be paid prior to final plat recording. Contact the Lane <br />County Surveyor's Office to make arrangements. <br />City permits, such as building permits, public improvement construction permits, erosion <br />permits, etc., issued for the development of this site must comply with the Open <br />Waterways Ordinance, number 20194. Approval of this land use application does not <br />guaranty that impacts to open waterways inconsistent with the requirements of this <br />ordinance will be permitted. <br />For more information on the above items, please contact Ed Haney. Public Works Engineering <br />at 682-2705. <br />Referral comments from staff at the Eugene Water and Electric Board (EWEB) indicate <br />that no additional easements are required for electrical facilities at this time. EWEB staff <br />also comment that water service for the proposed partition will be provided in accordance <br />with EWEB policies and procedures which are available at their main office. Water is <br />available from the west side of Willow Creek Road, and water meters will be installed in <br />the right-of-way if possible; if not, a T public utility easement will be required behind the <br />right-of-way for installation of the meters and a water main if necessary. A ten foot <br />minimum clearance is required between sanitary sewer lines and water lines where they <br />are parallel. <br />For more information on the above item. Please contact EWEB staff.
