Parcel 1 <br />is proposed with an area of 3.2 acres, having frontage along Willow Creek Road, at the south end <br />of the subject site. Parcel 2 comprises the remainder of the subject site, with approximately 16.7 <br />acres, also having frontage on Willow Creek Road. The proposed dedication of right-of-way <br />includes 30' of width along the south boundary of Parcel 1, and 27.5' of width along the east <br />boundary of Parcel 1. The proposed layout is depicted on the applicant's tentative partition plan, <br />and further described in the applicant's written statement and other application materials. Those <br />materials are included in the application file for reference. <br />It is noted that the applicant formally requested to extend the decision period on this application <br />in order to resolve a variety of issues, including preliminary comments on the proposal made by <br />Public Works staff. The following review includes evaluation of the revised application <br />materials submitted by the applicant, including the applicant's conceptual future subdivision plan <br />and street layout, a storm drainage plan, and a revised tentative partition plan and written <br />statement. <br />Staff also notes that site review approval will be required for future development of the subject <br />parcels, based on the existing /SR Site Review overlay zoning for the site.
