• r <br />E a AREA ' . <br />1. Size of let. Residential lots shall have a minimum average <br />width of sixty (60) feet, and the minimum lot area per dwelling shall <br />-be six thousand (6,000) square feet, except that where a lot has an <br />average width of less than sixty (60) feet and an area of 'less than <br />six thousand (61000) square feet at the time this Ordinance became <br />effective, such lot may be occupied by any use permitted'in this <br />section. <br />2. Percent of coverage. The main building and accessory build- <br />ings located on any building site or lot shall-not cover in excess <br />of thirty (30) percent of the lot area. <br />F. BUILDIM SETBACK REQUIRDIENTS <br />1. -Front Yard.. Front yards shall be not less than fifteen <br />(15) feet deep nor less than the depth provided under Section XVI., <br />F.l.,e., and Section XXV. A garage attached to or made a part of the <br />main building-with the entrance on the front of the property shall <br />have a set-back from the front property line of not less than twenty <br />(20) feet. <br />2. Side Yard. Can interior lots and the interior side of corner <br />lots there shall .be a side yard on each side of the main building of <br />not less than three (3) feet. Accessory buildings located less than <br />seventy (70) feet from.the front property line shall conform to the side <br />yard-requirements. On corner building sites no main building shall <br />be closer than ten (10) feet to the exterior side line and no acces- <br />sory building closer than twenty (20) feet thereto, or as may be estab- <br />lished by Section XXV. <br />3. Rear Yard. There shall be a rear yard of not less than twenty- <br />five (25) percent of the lot depth, but such rear yard need not exceed <br />thirty (30) feet for interior lots nor twenty (20) feet for corner lots. <br />Accessory buildings of one (1) story or a maximum-of fifteen (15) feet <br />"in height may occupy not over.fifty (50) percent of the required rear <br />yard. Accessory buildings in excess of one (1) story or ii, excess of <br />fifteen (15) feet in height, and built seventy (70) feet or more from <br />the front property line shall have a setback from the side and rear <br />property line of not less than twenty (20) percent of the lot width <br />but not necessarily more than twenty (20) feet. A garage constructed <br />with the entrance.on the alley shall have a minimum setback of fourteen <br />(14) feet from the alley center line. <br />G. VISION CIEARANCE <br />.1. Vision clearance for corner lots shall be a minimum of fifteen <br />(lS) feet.' <br />2'.
