o Canopy trees required at rate of 1 tree per 3,000 square feet. For approximately <br />7,000 square feet, 3 trees are required. <br />o A 7-foot landscape strip meeting L-2 standard (except within required vision <br />triangle, where height of landscaping is limited to 18" in height) is required <br />between the street and the parking areas. 10 feet minimum is proposed. <br />o Perimeter landscaping at least 7-feet wide is required around parking areas. L-2 <br />standard required between parking areas and property lines. 10 feet minimum <br />is proposed. <br />Subsection (11): Minimal Off-Site Impacts: The proposed development does not significantly increase <br />the number of trips generated to the site The proposed use of multi-family residential does not produce <br />excessive noise. Stormwater is managed on-site. There is no known environmental quality issues <br />resulting from the proposed development. <br />Subsection (12): Reasonable Compatibility: The proposed development of multi-family residences is an <br />appropriate neighbor to a major City park. Additionally, the University is nearby and residential <br />development is appropriate and desired for the potential to house students within walking distance. <br />Adjacent commercial properties also provide services for residents. <br />Subsection (13): Land Divisions: This application does not propose any land divisions. <br />Subsection (14): Special Area Zone: There is no known special area zone applicable to this development. <br />Subsection (15): Site Review Overlay Zone: Not Applicable as the site is not in the Site Review Overlay <br />Zone. <br />
