The first criterion will be addressed via color and texture of <br />the wall which screens the covered parking from the street and the second is <br />covered by the multiple pedestrian access points to the site along the street <br />frontage. <br />o Building articulation at specified intervals is met with balconies and building <br />offsets along all building elevations. <br />o Proposed site landscaped area, which is all available to residents, exceeds the <br />minimum of the base zone. <br />o Open space standards are exempt per Table 9.5500(9) due to residential density <br />of 65 dwelling units per acre, exceeding the threshold of 45. However, common <br />open space provided at the ground level via landscaped areas exceeds the <br />aggregate 20% standard that would otherwise be applicable in this zone. <br />Furthermore, a community outdoor terrace, indoor community room, and <br />fitness center available to all tenants is located at the second floor. Additionally, <br />the natural resource area, including the floodway, is available to the tenants and <br />Alton Baker park directly abuts the property, which would reduce the <br />requirement by 25%. Lastly, each dwelling unit is provided with a balcony <br />exceeding the minimum size requirement. <br />o Site access requirements include 20' minimum and 28' maximum driveway <br />width. We propose a 26' driveway perpendicular to the street, transitioning to a <br />24' drive aisle parallel to the north property line. <br />o Vehicle parking is provided in two areas- one parking court of approximately <br />7,000 square feet and 22 parking spaces, and a covered, open-air, common <br />garage of 58 parking spaces. <br />• EC 9.5650 provides that facilities and containers be provided for source-separated <br />recyclable materials. The proposed interior trash room can accommodate this <br />requirement. <br />• EC 9.6105 describes bicycle parking standards: <br />o Table 9.6105(5) requires one space per residential unit. One per unit is <br />provided. <br />o Long term bicycle parking is provided via ground floor lockable room, exterior <br />lockable enclosure, and via elevator to lockable room on each residential floor. <br />• EC 9.6210 provides description of required plant materials for landscaped areas. The site <br />requires minimum L-1, which contains 1 tree per 30 linear feet along lot line, 6 shrubs <br />per 30 linear feet along lot line, and living plant materials covering 70 percent of the <br />required area. <br />• EC 9.6410 describes the number of required motor vehicle parking spaces. The <br />minimum number of parking spaces per Table 9.6410 is one per dwelling unit, however <br />that number is reduced by 25% per EC9.6410(3)(a). For 100 units, 75 spaces are <br />required; 80 are proposed. <br />• EC 9.6420 describes the dimensional standards for parking areas: <br />o The proposed parking space dimensions are 8'x15' for compact and 9'x18' for <br />standard. Drive aisle width is maintained at 24'. <br />
