• Refer to the Preliminary Utility Plan accompanying this application. The project will <br />connect to the Eugene Water & Electric Board water system. <br />• The project will connect to the City sewage system. <br />• This project does not involve construction of new streets. The development site does <br />not contain streets or alleys. <br />• The project fronts Day Island Road. Day Island Road is classified as a local street on the <br />City of Eugene Street Classification Map. The portion of the project fronting Day Island <br />Road is improved with 2 vehicular travel lanes and pavement that varies between ±26 <br />feet to ±36 feet in width within a ±60-foot wide right-of-way. The side of the street <br />fronting the project is improved with a curb, gutter, and sidewalk. The existing <br />pavement and improvements are sufficient to serve the project. <br />• The portion of the Day Island Road right-of-way fronting the project includes a ±5-foot <br />wide public sidewalk. Therefore, this project does not involve construction of a new <br />sidewalk. <br />• The project does not involve construction of a new bicycle path or changes to the <br />existing path. <br />Paragraph (c): Development in Flood Plains: <br />• EC 9.6709 details applicable standards due to the site being located in a Special Flood <br />Hazard Area. These standards include: <br />o Anchoring to prevent floatation, collapse, or lateral movement of structure. <br />o Construction materials and methods utilized to minimize flood damage. The <br />building is proposed to be concrete below the flood elevation and all major <br />services are elevated above the flood elevation. <br />o Utilities shall be designed to avoid infiltration of flood waters into the systems <br />or discharge from the systems into flood waters. <br />o Residential units are all proposed at an elevation above the flood elevation and <br />all enclosed spaces below the flood elevation will be flood proofed. <br />o No encroachment is proposed within the floodway itself. <br />Paragraph (d): Geological and Geotechnical Analysis: Please refer to the geotechnical report <br />accompanying this application. <br />Paragraph (e): Pedestrian Circulation On-Site: All building entrances and all ground level facilities <br />are connected via compliant pedestrian pathways in the most direct way feasible to each other <br />and to the public right-of-way. <br />Paragraph (f): Public Access Required: The development has direct public access via the frontage <br />along Day Island Road. <br />Paragraph (g): Special Setback Standards: There is no known special setback requirement for this <br />lot. <br />Paragraph (h): Underground Utilities: All existing and proposed utilities will be located <br />underground. <br />
