Please accept this letter in response to the
incomplete items identified in the CityÈs completeness review letter dated March 28, 2018.
The additional items identified for application completeness are noted in italics, with responses
in plain text.
1.The written statement needs to address the Riparian Corridors, Wetlands, and Wildlife
Habitat (Goal 5) of the Metro Plan, specifically policies C.12, C.13, C.16 and C.17. Staff
notes that in reviewing the referenced map in policy C.16 (Goal 5 Significant Wildlife
Habitat for the area inside the UGB), it appears that a wildlife habitat corridor and
possibly riparian corridor runs adjacent to and through the site.

The written statement has been updated to address the Riparian Corridors, Wetlands, and
Wildlife Habitat (Goal 5) of the Metro Plan, specifically policies C.12, C.13, C.16 and C.17, in
addition to the referenced map in Policy C.16. This content can be found on pages 53 through
55 of the written application.
2.Please provide a map that shows all parcel boundaries and includes Map and Tax Lot.

A new sheet, Sheet L06, was prepared to reflect the parcel boundaries, Map, and Tax Lot
numbers. The sheet is included with this response.
3.Please show the location and width of all public and private easements. It appears that a
significant EWEB easement is located on the property but is not shown.

Sheet S01has been revised to show the location and width of all public and private easements
north of the railroad tracks, including the significant EWEB easement. Easements located
south of the railroad tracks will be identified and confirmed as part of any proposed
development.
Cameron McCarthy 1
