revised to meet EC <br />9.6420. <br />Final site plans shall be revised to require L-3 High Screen Landscaping along the south <br /> <br />property line of the western-most parking area. <br /> <br />Based on the above findings, conditions, and available evidence, EC 9.8445(4) is met. <br /> <br />EC 9.8445(5): Public improvements as required by this land use code or as a condition of <br />tentative plan approval have been completed, or: <br />(a)A performance bond or suitable substitute as agreed upon by the city has <br /> <br />been filed with the city finance officer in an amount sufficient to assure <br />the completion of all required public improvements; or <br />(b)A petition for public improvements and for the assessment of the real <br /> <br />property for the improvements has been signed by the property owner <br />seeking the subdivision, and the petition has been accepted by the city <br />engineer. <br /> <br />The applicant states that it will provide all wastewater, transportation, stormwater, water, and <br />electrical services to the site before any of the services are needed. The condition that requires the <br />applicant receive approval of a PEPI permit prior to occupancy will further ensure compliance with <br />the criterion above. <br /> <br />Based on the available information, and conditions in this recommendation, the applicant <br />complies with this criterion. <br /> <br />Staff Recommendation <br />Based on the available evidence, and consistent with the preceding findings, staff recommends the <br />Hearings Official <br />Review and related Adjustments subject to the conditions listed below: <br /> <br />1.Prior to issuance of a development permit the applicant shall revise the site plans to show <br /> <br />compliance with EC 9.5500(4)(b); or shall receive approval of an adjustment to this <br />standard. <br />2.Prior to issuance of a development permit the applicant shall provide details that identify <br /> <br />which features are being used to comply with EC 9.5500(7); and the following note will be <br /> <br />3.Prior to the issuance of a development permit, the applicant shall revise the site plan to <br /> <br />demonstrate compliance with EC 9.5650 Recycling Small Collection Facility Standards and <br />EC 9.6740 Recycling and Garbage Screening.
