These <br />decision on the subject application; however, they do not represent a final determination of <br />compliance with the applicable approval standards and criteria. It is acknowledged that these referral <br />comments are subject to revision upon further coordination with other affected City departments <br />and utility providers. <br /> <br /> <br />Adjustment Reviews <br />EC 9.4290(3) Nodal Development Overlay Zone Parking Standards. Land use staff supports the <br />proposed adjustment. <br />EC 9.5500(4)(b) Minimum and Maximum Building Setbacks. The proposal now meets this <br />standards except for the east side of Lombard Street. The north 10 feet of Building 2 is not <br />within the first 20 feet of the front property line, needed to qualify for frontage. Also, the <br />proposed enhanced pedestrian area exceeds the maximum of 20% of the 60% standard with <br />25% of the total shown. Land use staff supports the proposed adjustment. Details of specific <br />amenities qualifying the space as enhanced can be provided at the time of building permit <br />application. <br />EC 9.5500(6)(a) Building Mass Building 2 is over the maximum 100 foot dimension. Land use <br />staff supports the proposed adjustment. <br />EC 9.5500(11)(b) Driveways The parking drive east of Lombard Street allows through-motor <br />vehicle movements. Land use staff supports the proposed adjustment. <br />EC 9.5500(12)(b)1 and(c) Vehicle Parking Parking spaces at the south portion of the site east <br />of Lombard Street are between the street and Building 1. Land use staff supports the proposed <br />adjustment. <br /> <br />
