Covered and secured long-term bicycle parking will be provided for all residences in the <br />project per EC 9.6105(5) (one per dwelling unit). The proposal includes 3 bike parking areas. <br />One area is within the Maintenance Building along River Road, one structure stands alone in <br />the northeast corner of the site and one area is built into the ground floor of Building #1. The <br />enclosures will be one-story wood-framed structures and will contain a total of 94 bicycle <br />parking stalls. Each provides a minimum 8-foot interior head clearance and a 5-foot access <br />aisle between opposing parking spaces. The structures will have secured (lockable) access <br />doors, and the exterior finish materials will be complimentary to the residential buildings <br />themselves. The bicycle parking consists of a 50/50 split between “hoop” style floor stands <br />and wall mounted racks for vertical storage. The Applicant is proposing vertical storage for <br />50% of the racks, which is listed as an acceptable storage method under EC 9.6105(2)(b)2., <br />however, the Applicant is requesting an adjustment to the standards to allow for the bicycle <br />wheels to be off the ground for use of the wall mounted vertical storage racks. The <br />Adjustment in accordance with EC 9.8030(9) will be discussed further below. <br /> <br />The Applicant is proposing vertical storage for 50% of the racks which is listed as an <br />acceptable storage method under EC 9.6105(2)(b)2. However, the Applicant is requesting an <br />Adjustment to the standards to allow for the bicycle wheels to be off the ground for use of <br />the wall mounted vertical storage racks. The adjustment is proposed in accordance with EC <br />9.8030(8)(f).
