River Road fronts the project on its western most boundary and is a public road. No right- <br />of-way dedication is required for River Road. A 25-foot wide section of Lombard Street right- <br />of-way has been extended from the south property boundary approximately 154-feet into the <br />middle interior of the site. The project will be dedicating additional right-of-way length and <br />width in order to extend a 45-foot wide right of way for Lombard Street from the south <br />boundary of the site though the site to the northern boundary of the site. All other access <br />within the project will be accommodated via private parking lot drive aisles. No private streets <br />are proposed. <br />Lombard Street is the only street connection required to provide connection to existing and <br />planned streets within 1/4 mile of the site or to street connections that abut, are adjacent to, <br />or terminate at the development site. Lombard Street is being extended as described above <br />in response to (a). <br /> <br />The Lombard Street extension provides a connection to partially developed land to the north <br />of the site. Although the lot to the north currently has access to River Road the extension of <br />Lombard Street will enable the adjoining property to connect to Lombard Street as an <br />alternative or secondary access point.
