preserved trees; and no grading activity shall not be allowed. The only exception is <br />within Tract A, the storm drainage facility and associated grading and maintenance, as <br />shown on the plans, is allowed. <br /> <br />Based on the available information and findings above, and with the recommended conditions <br />of approval as described, staff concludes the proposed PUD will comply with these applicable <br />criteria. <br /> <br />(c) Restoration or Replacement. <br />1. <br />proposal mitigates, to the greatest degree attainable or feasible, the <br />loss of significant natural features described in criteria (a) and (b) <br />above, through the restoration or replacement of natural features such <br />as: <br /> <br />a. Planting of replacement trees within common areas; or <br />b. Re-vegetation of slopes, ridgelines, and stream corridors; or <br />c. Restoration of fish and wildlife habitat, native plant habitat, <br />wetland areas, and riparian vegetation. <br />To the extent applicable, restoration or replacement shall be in <br />compliance with the planting and replacement standards of EC 6.320. <br /> <br />inventory. Therefore, this standard is not applicable. <br /> <br />2. <br />loss of significant natural features described in criteria (a) and (b) above <br />shall be consistent with the acknowledged level of protection for the <br />features. <br /> <br />In this instance, the acknowledged level of protection requires that the proposed development <br />comply with applicable provisions of the Metro Plan and South Hills Study. Those applicable <br />provisions have been previously addressed. <br /> <br />The applicant will be required to replace any identified preservation trees lost during <br />construction for the initial infrastructure such as street widening, new street, driveways, <br />stormwater facilities, sewer, other utilities and fences. In the future, once the common areas of <br />Tracts A, B, C, and D and the private road, Cupola Drive, are legally under ownership of the <br /> Any identified preservation trees lost within the individual lot <br />preservation areas of Lot 5, and Lots 8 through 19, will be replaced by the lot owner, except for <br />preservation trees lost naturally without human intervention.
