Public Works staff recommends the following conditions of approval: <br />• Prior to final plat approval, a PEPI permit shall be issued for the construction of public <br />improvements. In lieu of a PEPI permit, a bond or other financial instrument guaranteeing the <br />construction of public improvements shall be submitted by the applicant and accepted by the <br />City Engineer. <br />• On the final plat, the applicant shall dedicate public slope easements for any fills or cuts that <br />extend beyond the public right-of-way. The final plat shall be consistent with the approved PEPI <br />plans. <br />• Prior to final plat approval, the applicant shall submit a revised storm drainage plan which <br />demonstrates compliance with EC 9.6792(e-f) for water quality treatment of runoff from the <br />impervious surfaces of the newly constructed portions of Spring Boulevard. <br />Final Plat Requirements/Informational Items: <br />• A plat-check fee will be required at the time of final plat application. These fees are subject to <br />change; plat-check fees will be assessed according to the fee schedule in effect when the final <br />plat application is submitted. <br />• Lane County Surveyor's Office is responsible for review of ORS 209. A separate copy of the <br />final plat and Lane County application fees must be submitted to Lane County Surveyor's <br />Office prior to the first plat review. <br />• A current title report must be submitted with the final plat. 'The final plat must show all <br />easements, encumbrances and restrictions listed in the title report, and all owners or interest <br />holders must sign the Declaration or submit concurrences. <br />• The final plat must show the relationship between the property boundary and right-of-way <br />centerline monuments. <br />• If any public utility easements are shown on the final plat, the following restriction will be <br />required to be shown on the final plat in accordance with EC. 9.6500(3): "No building, <br />structure, tree or other obstruction shall be placed or located on or in a Public Utility <br />Easement. <br />• An Engineering and Construction agreement is required for the private construction of public <br />improvements and must be submitted when the construction plans are submitted for review <br />and approval. The configuration and size of the public improvements shall further be subject <br />to approval by the City Engineer upon review of the design and supporting analysis prepared <br />by the applicant's engineer. <br />• Sidewalks on the west side of Spring Boulevard will be required at the time of development of <br />PT17-07 Furtick - PW Referral Page 10 of 11 <br />
