portions of land in the southeastern part of the subarea and fragments of the westernmost tax lot, both <br />of which have access within one mile of Randy Pape Beltline. <br />Dismissal of land that could not accommodate one of the following sites on a contiguous area comprised <br />of one or two tax lots: <br />• an industrial site of 75 acres or larger (Eugene needs to add 2 such sites) <br />• an industrial site of between 50 and 75 acres (Eugene needs to add 3 such sites) <br />• an industrial site of between 20 and 50 acres (Eugene needs to add 2 such sites) <br />• an industrial site of between 10 and 20 acres (Eugene needs to add 4 such sites) <br />This subarea is divided into many small lots in a diversity of ownership. The sites are fragmented by the <br />constraints identified in the previous section. The only remaining land in this subarea is of insufficient <br />size to accommodate any of the needed industrial sites. <br />Subarea P4.10 Summary. Based on these findings, the City has determined that none of the land in <br />Subarea P4.10 is suitable for industrial expansion. <br />(11) Fourth Priority Land Conclusion <br />Based on these findings, the City has determined that the industrial study area has 22 sites of fourth <br />priority land (in one case combined with a small lot of second priority land) that are suitable candidates <br />for meeting the City's industrial land need, as shown in the "Remaining Candidate Sites for Expansion" <br />map. <br />Appendix B to Findings May 2017 Page 126 <br />
