Summary: Due to minimal environmental, energy, economic and social concerns associated with <br />expanding on this site, Site P4.71 is considered as a candidate industrial expansion site in Section Ill.g, <br />below. <br />Site P4.7m - <br />This site is 26.6 contiguous acres of a 40.1 acre tax lot designated Agricultural. It is immediately adjacent <br />to the current UGB on its southeastern corner, where land inside the UGB is designated Low Density <br />Residential. Non-UGB land surrounding the site is designated Agricultural, with the exception of a <br />narrow strip of Residential to the immediate south. The site is bordered by Clear Lake Road to the north. <br />Environmental: Expansion onto this site for industrial purposes would create an industrial site adjacent <br />to agricultural land to the northeast. This adjacency could have potential minor environmental <br />consequences. Overall environmental consequences from expanding onto this site for industrial use <br />would be slightly negative to neutral. <br />Energy: The mix of surrounding uses and the adjacency of this site to the current UGB and proximity to <br />the airport suggests positive energy impacts due to efficient location of employment relative to other <br />uses. Overall energy consequences from expanding onto this site for industrial use would be positive. <br />Economic: A UGB expansion to include Site P4.7m would have positive economic consequences, as the <br />tax lot containing it is contiguous with both the UGB and the city limits, making it immediately <br />developable. This site is also collocated with multiple other potential industrial expansion sites, allowing <br />for efficiencies in the cost to extend urban services to this site. Overall economic consequences from <br />expanding onto this site for industrial use would be positive. <br />Social: Expanding the UGB for industrial use in this location would have slight potentially negative social <br />consequences for immediately adjacent residents and students exposed to traffic and other impacts of <br />such uses adjacent to their homes and school. Should several of the potential sites in a contiguous area <br />be selected for industrial expansion, the collective impact would have both positive consequences of an <br />employment hub and potential negative consequences resulting in additional regulation. Overall social <br />consequences from expanding onto this site for industrial use would be neutral. <br />Summary: Due to minimal environmental, energy, economic and social concerns associated with <br />expanding on this site, Site P4.71 is considered as a candidate industrial expansion site in Section Ill.g, <br />below. <br />Site P4.7n - <br />This site is 43.1 contiguous acres of a 63.6 acre tax lot designated for Agriculture. It is immediately <br />adjacent to the current UGB on its southern edge, where land inside the UGB is designated Low Density <br />Residential. Non-UGB land surrounding the site is designated Agricultural. The site is bordered by Clear <br />Lake Road to the north. <br />Environmental: Expansion onto this site for industrial purposes would create an industrial site adjacent <br />to agricultural land to the west.
