See constraint maps, <br />in Section ILb above, showing the <br />location of each development <br />constraint throughout study area. <br />The map "Subarea P2.2: <br />Development Constraints" is a visual <br />representation of the following <br />information: <br />Dismissal of Land with Slopes in <br />Excess of 5 Percent Grade <br />The United States Geological <br />Survey's 10-meter digital elevation <br />model shows that 599.7 acres of the <br />land in Subarea P2.2 (95 percent) are <br />constrained by slopes greater than <br />5%. <br />Dismissal of Land within FEMA Flood <br />Zones (Special Flood Hazard Area) <br />None of the land in Subarea P2.2 is <br />constrained by the FEMA mapped <br />Special Flood Hazard Area. <br />Dismissal of Land with Goal5 <br />Protections (natural resources) <br />None of the land in Subarea P2.2 is <br />constrained by Lane County Goal 5 protections. <br />Dismissal of Land with Existing Uses /Development that makes Industrial Redevelopment Highly Unlikely <br />in Planning Period <br />None of the land in Subarea P2.2 is constrained by existing uses or development. <br />Summary of Development Constraints <br />In all, 599.7 acres of the land in Subarea P2.2 have one or more development constraints <br />("factors that temporarily or permanently limit or prevent the use of land for economic <br />development" per OAR 660-009-005(2)).
