6.2.2 Summary of Site Needs for Target Industries <br />Based on the criteria of specific targeted industries above, the City of <br />Eugene will seek land with the characteristics listed below. <br />• Constraints. Sites must not be: <br />o Land that has a slope of 5 percent or greater <br />o Land within a Special Flood Hazard Areas (SFHA) <br />o Land subject to Statewide Planning Goal 5 protections <br />o Tax lots committed to a use or development that is not <br />reasonably likely to be discontinued during the planning <br />period, making industrial redevelopment highly unlikely <br />during planning period <br />• Site Characteristics. Sites must: <br />o Be a contiguous area comprised of one or two tax lots that could <br />accommodate one of the following: <br />■ An industrial site of 75 acres or larger (Eugene needs to <br />add 2 such sites) <br />■ An industrial site of between 50 and 75 acres (Eugene <br />needs to add 3 such sites) <br />■ An industrial site of between 20 and 50 acres (Eugene <br />needs to add 2 such sites) <br />■ An industrial site of between 10 and 20 acres (Eugene <br />needs to add 4 such sites) <br />o Have access via existing or planned roads within close proximity to <br />a State Designated Freight Route.
